Congrats!!
It will take until September but after 9 years, I can wait a few months more.
Next year will be irrigation system and flooring in house and garage, possibly some upgrading to the bathrooms.
Year after that new cement for patio and driveway and enclosure of back porch.
The current color of the trim and bump outs is the ugly brown orange on the shed.

I’ve waited 9 years in this house to do major stuff, and lived in crappy married quarters for 21 years so I feel I’ve earned it. This was was
In good nick when we bought it and we haven’t done anything major so it’s time. The Arizona heat and monsoons do give it a beating. We have a good friend who hits and refurbished and flips houses and he’s going to do the work and is giving us mates rates. He has professional accounts with the local paint place and American equivalent of B&Q.

My oleanders this year have been the best since we moved in.
It’s shingle and there are only 2 others in the neighborhood. The rest are tile or fly (never ever again after our rental here). It’s in pretty good condition. It was done in 2009. A few loose ones on the edge where some of the wood trim needs replacing. It had a Jerry rigged guttering system when we moved in and it lasted 2 years so once the outside is done, we will look at getting that done as well. I want to get at least 2 rain barrels incorporated.

Nope composition shingles. My guess is the guy who had the house built in 1998 (we are the third owner) went for cheap and the next owners did the same. It’s in good shape. Besides we don’t have a spare $10k to put on tile. Maybe in a few years. We have good insurance and home warranty just in case.

OK. Go with the comp, as long as you are covered.
