A wealthy landlord is kicking out 200 families on benefits to make room for East European migrants.

Fergus Wilson and wife Judith, who own about 1,000 properties, have served eviction notices on those who depend on welfare to cover their rent.

Mr Wilson said of East Europeans: “We’ve found them to be a good category of tenant who don’t default on the rent. With tenants on benefits the number of defaulters outnumbers the ones who pay on time.”

Richard Lambert, of the National Landlords Association, said the Tory-led coalition’s policies have made other property owners reluctant to rent people on benefits.

Pensioners and working families make up a large number of those on housing benefit.

Many have seen the help they receive cut by the Tory-led coalition as rents have soared.

Mr Wilson, whose properties are around the Ashford area of Kent, said: “Rents have gone north and benefit levels have gone south.

“The gap is such that I have taken the decision to withdraw from taking tenants on housing benefit. From what I can gather just about all other landlords have done the same.

“Our situation is that not one of our working tenants is in arrears – all those in arrears are on housing benefit.”

Mr Wilson’s decision follows mounting concern about Romanian and Bulgaria workers but also warnings that Government benefit reforms are pushing people into debt.

Mr Lambert said: “What we have seen over the last three years in particular as the welfare reform agenda has progressed is landlords have become increasingly concerned about the risk of taking on tenants who are reliant on benefit,”

Housing charity Shelter’s Roger Harding said: “It is very worrying. If this policy continues over the long term, we will see blackspots in the country where people on housing benefit simply cannot find anywhere reasonable.

“There’ll be areas where, if you lose your job or become ill, and you try and fall back on housing benefit, it won’t be high enough for you to find somewhere.

“Unless you have savings, you’re going to move town.”

Nicho, you can repeat it as much as you like. It's happening, and the LAW says he can. He does not have to renew a lease and he doesn't have to give any reason for not doing so. Now, don't show your ignorance and say he can't, because all you are doing is showing yourself up. The LAW says he can, I'm afraid the LAW takes absolutely no notice of what Nicho might say.

One, no you are right, he probably would get stick if he said it. But then, he's getting stick for saying it about people on benefits.

Two, yes he would be able to do it. He doesn't have to renew the lease for anyone and doesn't have to give a reason.

he cannot evict tenents just because their on benefits,if they are on benefits and pay the rent he can't evict them.if on benefits and behind with the rent he can apply for eviction.then he would need a court order,and even if he got it it would take months to come into effect.and then the council would have to re-house them.

Nicko, please read up the facts.   When a lease ends, the landlord does not have to renew it, that is his right under the law, and he doesn't have to give any reasons for not renewing it.   Yes, I was wrong, he needs a court order.  But because he is within his rights it is given automatically, and the point is, the council can't rehome them, in fact councils are putting people in Travel Lodges because they can't rehome them, and because his is within his rights, the court order takes no time at all.   It is like trying to get squatters out for example, which can drag on for months.   It is virtually rubber stamped.

Well thanks for that.   The main reason I know is something that happened to one of my family.   Been in the same rented accommodation for ages, three months before renewal landlord wrote and said he wasn't renewing it.   She wrote and asked if he thought she wasn't looking after the property, he said no, just wasn't renewing it.   She thought of going to court, the CAB told her she would be better of spending her time finding new accommodation as he was within his rights.   Turned out he sold the property.   She found somewhere else to rent, but had to stomp up a new deposit before she got the original deposit back from the original landlord, which of course was not as much as the new deposit because of the way rents have gone up, and she has to pay more rent for somewhere that isn't as nice.

Well of course rents are going up - you're lucky you don't have to live in the real world sassy, where you have to go out to work for your money.

And then you get some taken off you to pay for the people living down the road who walk around in their pyjamas all day.

Don't be so bloody arrogant and stupid at the same time. I worked all my life and I pay rent now, far too much for what the place is. And the reason why rents are so much - because not enough houses are being built and building companies are buying up land with planning permission and then sitting on it and not developing it. Add that to all the houses that owners are letting stand empty and rot, and 2nd homes that are not lived in most of the time and are bringing some villages to a standstill, and that is why rent is going up. And my OH is still working and if you think we begrudge money to those unlucky enough to be sick or unemployed you'd be wrong.

Yeah cause we have so much free space in this country we could build like mad if we wanted to......except no we cant. We are officially the most densely populated country in the EU and we have more people coming in all the time. We dont have room to build more to house more without completely destroying our countryside.
